Buying here from abroad is coordination, not litigation
A Costa del Sol purchase almost never gets difficult because of a hard point of law. It gets difficult because five parties who do not talk to each other have to move together: the bank granting the mortgage, the agency that introduced the deal, the developer or seller, the notary who sets the date and the registry that records it.
The buyer, meanwhile, is in Oslo, London or Toronto. They do not know Spanish procedure, they have never heard of a nota simple, and their only real question is always the same: where are we, and what is still missing.
That question used to cost half a morning. Check the email, call the gestoría, find out whether the bank had replied. The answer came, but it came late and it came hedged.
